TIMING AND CURING

How long will it take to seal my parking lot? That depends on the size of the lot and how much of it we can close off at a time without causing you problems. Each section can typically be done within a day. When can I use my parking lot again? Usually within 24 hours, depending on temperature and humidity. Our job site foreman will tell you what to expect for your lot and the weather that week. How often should I have my parking lot sealcoated? It depends on how much traffic the lot takes. Typically every two to three years. Should I sealcoat a brand new asphalt lot? No, wait 6 to 12 months. New asphalt needs time for the oils to weather out and cure in the sun before sealer goes down. Seal it too early and the asphalt oil mixes with the sealer, and it will crack and flake.
COVERAGE, PRICING AND SCHEDULING
Do you serve my area? For residential driveways we cover everything within about 60 miles of Smyrna, which takes in most of Middle Tennessee. For large commercial and industrial work we travel considerably further, so if your property is outside that radius it is still worth a call.
Do you offer any discounts? Churches and nonprofit organizations always get 30% off. Not a seasonal promotion, always. And every quote is one flat price for the whole job, so there is no hourly billing and no surprises at the end.
Can you work around my business? We cannot close the lot. That is most of what we do. We phase large lots section by section so residents keep their parking and customers keep their entrance, and we have evening and weekend availability where that is the only way to get it done. Tell us your constraint when you call and we will build the schedule around it.
Do you offer a warranty? Yes. One year on our sealcoating against peeling and flaking, and every other service carries a one-year warranty on its own terms. Are you licensed and insured? Yes, we are licensed, bonded and insured. Can you do crack repair without sealcoating the whole lot? Yes, crack repair is its own service and can be booked on its own. Does my lot need paving, or will sealcoating fix it? Sealer protects asphalt that is still structurally sound. If the base has gone, or the same spot has been patched repeatedly, sealer will not fix it and we will tell you so. How do I get a quote? Call 615-295-5958 or request one online.
